Considering a Remodel?

Replacing outdated entry doors, windows and siding yields a better financial return than bigger remodeling projects such as room additions. However, most real estate agents and contractors agree that an updated kitchen and bathroom may result in a significant payoff, especially when homeowners resell their home.


A recent cost vs value report by Craig Webb of Remodeling Magazine found that kitchen projects usually yield a higher return on investment than bathroom projects, with a kitchen remodel adding 82.7 percent of the project’s cost to the home’s overall value.  Home buyers often overestimate how much it costs to update a kitchen.  Many buyers think the cost to update a kitchen is $30,000 or $40,000.  For home sellers, this misconception can lead to buyers thinking twice about placing a bid. In reality, the average cost of a kitchen remodel – new cabinet doors, appliances, countertops, sink, faucet, paint and hardware – is approximately $24,000 nationwide.   


Like a home’s front door, it’s important to select the right kitchen remodel. Adding a $50,000 kitchen to a $120,000 house is highly unlikely to yield $50,000 a home's overall value.  As a general rule, homeowners should spend about 25 percent of their home’s value for a new kitchen, and about 15 percent for an updated bathroom. Below are some basic home renovations and their approximate returns on investment. 


  • Entry door replacement: 97 percent

  • Deck addition: 87 percent

  • Attic bedroom: 84 percent

  • Garage door replacement: 84 percent

  • Minor kitchen remodel: 83 percent

  • Master suite addition: 68 percent

  • Bathroom addition: 60 percent

  • Sunroom addition: 52 percent

  • Home office remodel: 49 percent
